Commission-free renting: what OTA fees really cost — and how direct bookings cut them
Booking.com and Airbnb earn on every booking. How to put commissions in perspective, why your direct booking rate is the decisive lever, and how an own website with Smoobu helps.

Every booking through Booking.com or Airbnb costs you money — not at check-in, but already at the point of referral. The OTA commission is the price you pay for a platform giving you reach. That's a fair deal, as long as you understand what it costs and where you can reduce it.
In this article we put the fees in perspective plainly — without inventing numbers — and show why your direct booking rate is the most important lever.
How platform fees work
Online travel platforms earn through a commission model: a percentage of each booking goes to the platform. The exact amount depends on the platform, your country, your plan, and sometimes your visibility tier. Some platforms charge the host, others split the fee between host and guest.
Two things matter more than the exact percentage:
- It's a share of revenue, not a flat fee. The more you turn over, the more you pay — even though your effort per booking stays the same.
- You don't really know your guests. Platforms broker the contact but usually keep it. Marketing to past guests is barely possible.
Why commissions aren't "evil"
Platforms do deliver something: they bring you first contacts you'd never have reached otherwise. Especially at the start, without reach of your own, they're hard to replace. Demonising Booking.com entirely overlooks that these bookings often bring your very first guests.
The point isn't to abolish platforms but to shift the mix: platforms deliver new contacts, your own channels turn them into recurring, commission-free direct bookers.
The decisive lever: your direct booking rate
Your direct booking rate is the share of bookings that happen without a platform — via your own website, by email, by phone, or through repeat guests. Every percentage point more is revenue that stays fully with you.
The arithmetic is simple: if a certain share of your bookings costs commission today, then every one of those you win directly in future is a saved fee. That doesn't add up linearly but season after season — because direct bookers come back more often.
You don't have to leave the platforms. You just have to make sure that guests who got to know you once book directly the next time.
How to raise the rate
Three building blocks work most strongly in practice:
- Your own website with direct booking. It's the place you can steer every guest toward. Without it you have no commission-free channel to point to.
- Smoobu as a clean foundation. Through a channel manager, platform and direct bookings flow into one calendar — no double bookings, one place to manage prices, one overview.
- Consistent touchpoints. Your domain belongs in every confirmation email, in the welcome booklet, on the QR code in the apartment. Repeat guests should know that booking direct is the better way.
How we set this up
Your own website isn't a replacement for the platforms but the complement that tips your mix. We build it with a direct Smoobu connection, so availability and booking come live from Smoobu — here's what our individual website looks like, and our Smoobu page shows what we do for Smoobu hosts.
If you want to know how high your direct booking rate is today and where there's realistic room to grow, we'll look at it together in a free 15-minute intro call. We do the maths honestly — even if the answer is sometimes that your current mix is already fine.
